Tired of Being a Landlord?

Selling a Rental or Investment Property in South Jersey

Talk With Michaela About My Selling Options

Owning rental property can be a great investment.

It can also become a lot of work.

Tenant calls, maintenance, repairs, vacancies, property taxes, insurance and property management can eventually make a landlord ask:

Is it time to sell?

You may be retiring, moving out of New Jersey, simplifying your investments, dealing with an older property or simply deciding that being a landlord is no longer worth the stress.

As both a South Jersey Realtor and real estate investor, I understand that selling an investment property is a business decision.

The first step is understanding your options.

Can I Sell a Rental Property With a Tenant?

In many situations, a tenant occupied property can be sold.

But the lease, tenant rights, showing access, buyer type and timing all matter.

Before making commitments to a tenant or taking action regarding occupancy, review the lease and speak with your attorney about your specific legal obligations.

From a real estate perspective, we can discuss whether the property is more attractive to another investor, an owner occupant or both.

Should You Wait Until the Property Is Vacant?

Sometimes vacant possession may broaden the buyer pool.

In other cases, a reliable tenant and established rental history may be attractive to investors.

There is no universal rule.

The right strategy depends on:

  • the lease
  • rent amount
  • property condition
  • location
  • buyer demand
  • investment returns
  • your timeline

Should You Make Repairs Before Selling?

Investment properties often come with deferred maintenance.

That does not automatically mean you need to renovate everything before selling.

We can compare the likely cost of improvements with the potential difference in sales price.

Your choices may include:

  • making selected repairs
  • selling AS IS through the MLS
  • marketing directly toward investors
  • considering a cash sale

The goal is to determine which strategy produces the best balance of price, convenience and timing for you.

Selling One Rental or an Entire Portfolio?

If you own multiple properties, selling them does not have to be an all or nothing decision.

You may decide to sell one underperforming property, reduce your portfolio gradually or exit residential rentals entirely.

Each property should be evaluated individually.

Long Distance Landlord?

If you are moving out of state, managing a South Jersey rental from hundreds of miles away may no longer make sense.

Selling before or after relocation can both be options, but planning early makes the process easier.

I can help you evaluate the property's marketability and coordinate the real estate side of the sale locally.

Taxes Matter With Investment Property

The sale of an investment property can have tax consequences that are different from the sale of a primary residence.

Depending on your circumstances, issues may include capital gains, depreciation and other tax considerations.

I do not provide tax advice, so I strongly recommend talking with your CPA, tax professional or attorney before making a final financial decision.

Before notifying tenants, renovating the property or accepting an investor offer, find out what the property could realistically sell for and who the likely buyer may be.
