Camden County offers one of the widest varieties of communities and housing choices in South Jersey, from Philadelphia adjacent neighborhoods to walkable downtowns, established suburbs and communities with larger homes and lots farther east. Buyers exploring Camden County NJ real estate often compare Cherry Hill, Voorhees, Haddonfield, Collingswood, Haddon Township, Audubon, Barrington, Pennsauken, Berlin Township, Winslow Township and other communities because each offers a very different housing style and price point. Haddonfield, Collingswood and Haddon Township feature many older Colonials, Victorians, bungalows and homes dating to the early 1900s, while Cherry Hill, Pennsauken, Bellmawr and surrounding communities have large concentrations of ranchers, split levels, Cape Cods and Colonials built from the 1940s through the 1970s. Voorhees, Cherry Hill, Berlin Township and Winslow also offer townhouses, condominiums, 55 plus communities and newer construction. Price ranges vary significantly. During the three months ending August 2026, the Camden County median sale price was approximately $395,000, up 6.8 percent from the previous year, with homes averaging 32 days on the market and about 48.5 percent selling above asking price. Individual communities can be dramatically different, with recent median prices around $345,000 in Pennsauken, $415,000 in Collingswood, $676,000 in Voorhees and $948,000 in Haddonfield. Cherry Hill, Voorhees and Haddonfield are also among the school districts buyers ask me about most frequently, although I always recommend reviewing current district information and New Jersey School Performance Reports when comparing communities. After 31 years helping Camden County buyers and sellers, I have learned that there is no single “Camden County market.” Sellers need to look closely at their specific neighborhood, condition, upgrades, home style and competing listings rather than relying on a county average.
Location and lifestyle are equally important reasons people consider living in Camden County, New Jersey. Western Camden County offers exceptional access to Philadelphia. The Ben Franklin Bridge connects Camden directly with Center City, the Walt Whitman Bridge serves the southern portion of the county, and the Betsy Ross Bridge is convenient to Pennsauken and nearby communities. Depending on where you live, a Philadelphia bridge may be only a few minutes away, while communities farther east such as Voorhees, Berlin and Winslow are roughly 15 to 20 miles or more from the river crossings. New Jersey Turnpike Exit 3 provides convenient access from the Bellmawr and Runnemede area, with Interstate 295, Routes 42, 70, 73 and 30 creating additional commuting options. PATCO is one of Camden County’s biggest transportation advantages, with stations in Lindenwold, Ashland, Woodcrest, Haddonfield, Westmont, Collingswood and Camden. Average PATCO travel time to 15th and 16th Streets in Philadelphia ranges from about 18 minutes from Collingswood and 22 minutes from Haddonfield to 28 minutes from Lindenwold. I especially love Cooper River Park, which stretches through Pennsauken, Cherry Hill, Collingswood and Haddon Township and offers walking and biking paths, rowing, fishing, playgrounds, a dog park and beautiful views. Camden County has more than 2,000 acres of county parks, including Haddon Lake, Newton Lake, Timber Creek and New Brooklyn Park. I also love the free summer concerts and community events offered in Pennsauken, Cherry Hill, Camden and Haddon Township. The county’s 2026 concert series included free performances at Cooper River Park, Haddon Lake Park and the Camden Waterfront, while Cherry Hill hosts its own Music Under the Stars series. Swimming options include the Pennsauken Municipal Pool, Haddon Township’s Crystal Lake Pool and public pools in Camden. Shopping and dining are another strength, from Cherry Hill Mall and Voorhees Town Center to the restaurants and independent shops of Haddonfield, Collingswood and Haddon Township. For buyers, Camden County offers an unusual combination of housing choices, transportation, parks, restaurants, shopping and proximity to Philadelphia. For sellers, that diversity makes experienced local pricing and marketing especially important.
