I know that may sound blunt, but it needs to be said.
Every week, I see people in local Facebook groups asking, “Can anyone recommend a good listing agent?” Then the comments start pouring in. Friends recommend friends. Agents recommend themselves. Someone tags a cousin, a neighbor, or a person they “heard is great.”
But here is the problem.

What I found was eye opening.
Only one of the agents mentioned had 18 transactions compared to my 35. But even more important, that agent had represented only one seller over a 14 month period.
One seller.
That means the majority of that agent’s business was not listing homes for sale. That is a huge difference.
Because representing a buyer and representing a seller are not the same job.

This is one of the most important questions you can ask.
3. What is your strategy for pricing my home?
A good listing agent should explain local market trends, buyer behavior, and pricing strategy clearly.
4. How will you market my home?
Professional photos, strong online exposure, accurate MLS input, social media marketing, and local reach all matter.
5. How do you handle inspections, appraisals, and negotiations?
Experience shows up most when problems arise.
6. Can you explain the local market in my neighborhood?
You want someone who understands Mt. Laurel, Cherry Hill, Marlton, Voorhees, and surrounding South Jersey neighborhoods, not someone guessing from a broad area map.
A Good Listing Agent Protects More Than Your Sale Price
A great Realtor does more than put a sign in the yard.
A skilled listing agent protects your equity, your timeline, your leverage, and your sanity.
The right agent helps you avoid:
