Big changes may be coming to Lumberton, New Jersey.
A large new housing project called Lumberton Village is planned for the area of Eayrestown Road and Newbolds Corner Road.
The plan calls for 857 new homes.
That is a lot of new housing for one Burlington County town.
So, what could this mean if you already own a home in Lumberton or a nearby town?
Let’s take a look.
What Is Lumberton Village?
Lumberton Village is a large housing project planned by D.R. Horton.
The current plan includes:
506 market rate townhomes
179 townhomes for seniors
92 affordable family apartments
80 affordable apartments for older adults
If the project moves forward as planned, it could increase the number of homes in Lumberton by about 17 percent.
That is a big change.
Is Lumberton Village Approved?
The project has been moving through the town’s approval process.
D.R. Horton filed its development application in August.
The Lumberton Land Development Board held a hearing on the plan on September 10, 2026.
As of September 14, the Township website does not yet show the final meeting minutes or a final board resolution for that application.
This means there are still steps to complete before homes can be built.
Where Will All These Homes Go?
The full property is about 412 acres.
But not all of that land will be covered with homes.
Burlington County approved plans to preserve 226 acres as farmland.
I think that is an important part of this story.
South Jersey needs housing.
But many people also want to keep the open space and farmland that make Burlington County special.
Could 857 New Homes Hurt Lumberton Home Values?
This is the big question.
The simple answer is:
We do not know yet.
More homes can mean more choices for buyers.
Some buyers may want a brand new townhome.
Others may still want an older single family home with a larger yard, basement or garage.
New construction does not always compete with every home already in town.
A new townhome and an older four bedroom single family home may attract very different buyers.
Could New Homes Help Lumberton Home Values?
They could.
New homes can bring more people into an area.
New residents shop at local stores.
They eat at local restaurants.
They use local businesses.
They may also tell friends and family about the area.
More people looking at Lumberton could create more interest in the town.
But there are other things to watch too.
What About Traffic?
Traffic is one concern.
The developer’s traffic study says the project could add hundreds of car trips during busy morning and afternoon hours.
A traffic light is planned at one of the entrances on Eayrestown Road.
People who live nearby will want to watch how the roads and traffic plans change as the project moves forward.
There Is Something Else I Find Interesting
The plan includes 259 homes for older adults.
That caught my attention.
I work with many South Jersey homeowners who are retired or getting ready to retire.
Some want to stay close to their children and grandchildren.
But they do not want a large house anymore.
They may want less yard work.
They may want fewer stairs.
They may want a smaller home that is easier to care for.
More senior housing in Burlington County could give these homeowners another choice.
What Does This Mean for Hainesport, Mount Holly, Westampton and Mount Laurel?
Lumberton does not stand alone.
Buyers often look at several Burlington County towns before choosing a home.
Someone looking in Lumberton may also look in Hainesport, Mount Holly, Westampton, Mount Laurel, Medford or Southampton.
That means a large new development in one town can become part of the bigger Burlington County real estate market.
It is one reason I pay attention to what is being built throughout South Jersey.
Should Lumberton Homeowners Be Worried?
I would not panic.
I would pay attention.
Your home's value is based on many things.
Location matters.
Condition matters.
The size of your home matters.
Your neighborhood matters.
The number of homes for sale matters.
And most of all, what buyers are willing to pay matters.
A new development does not automatically make your home worth more or less.
