I'm Michaela L. Hartery, a South Jersey Realtor and Broker Associate with Peze & Associates. I have been helping buyers and sellers throughout South Jersey for 31 years.
I specialize in residential real estate throughout Camden, Burlington, and Gloucester Counties, with a strong focus on Cherry Hill, Marlton, Mount Laurel, Voorhees, Pennsauken, Maple Shade, and surrounding communities.
I am also a longtime Cherry Hill resident. I was born and raised in Maple Shade. I've also lived in Collingswood and Marlton, which gives me a personal understanding of the neighborhoods, communities, commuting patterns, local amenities, and real estate market throughout this part of South Jersey.
Real estate is not just about houses to me. It is about helping people make good decisions during some of the biggest transitions in their lives.
31 Years of South Jersey Real Estate Experience
I began my real estate career more than three decades ago after working as a paralegal.
That legal background helped shape the way I approach real estate today. I pay attention to details, contracts, deadlines, negotiations, and potential problems before they become bigger issues.
Over the years, I have helped buyers and sellers through changing markets, multiple offer situations, difficult inspections, appraisal issues, estate sales, relocations, downsizing, first time purchases, investment properties, and many other real estate situations.
Markets change. Technology changes. The fundamentals of protecting your client, communicating clearly, negotiating well, and knowing the local market do not.
Helping South Jersey Homeowners Sell Their Homes
A large part of my business is helping homeowners prepare, market, negotiate, and successfully sell their homes.
Every seller has a different reason for moving. You may be:
• Downsizing after living in your home for many years
• Moving to a larger home
• Relocating for work or family
• Moving out of New Jersey
• Preparing for retirement
• Selling a rental or investment property
• Handling the home of a family member who has passed away
• Selling an inherited property
• Going through a divorce
• Moving to a 55 plus community
• Helping a parent transition to assisted living
• Selling a home that needs updating or repairs
My job is to understand your situation first and then build a selling strategy around your needs.
My Approach to Selling a Home
I believe good real estate advice should be practical and honest.
I will not recommend spending money simply because it makes a house look prettier. Before you list your home, I will help you decide what is worth doing, what can be left alone, and which improvements may actually help you get a better return.
That may include advice about:
• Pricing
• Decluttering
• Cleaning
• Painting
• Repairs
• Staging
• Curb appeal
• Photography
• Marketing
• Showing strategy
Once your home is on the market, I closely watch buyer activity, competing listings, feedback, and local market conditions.
When offers arrive, I help you evaluate much more than the purchase price. Financing, inspections, appraisal terms, contingencies, deposits, closing dates, concessions, and the overall strength of the buyer can all affect whether an offer is truly a good one.
Strong negotiation is one of the most important parts of my job.
Estate and Inherited Property Sales
I have extensive experience helping families, executors, and heirs sell estate and inherited homes throughout South Jersey.
These sales can involve more than a typical real estate transaction. There may be belongings to remove, repairs to evaluate, municipal requirements, attorneys to coordinate with, and family members who live outside the area.
I help my clients determine what should be done to the property before selling and what may not be worth the expense. When necessary, I can also help connect sellers with trusted local professionals such as contractors, clean out services, cleaners, attorneys, and other resources needed to prepare a property for sale.
Some estate properties benefit from repairs and preparation. Others are better sold in their current condition. I help families evaluate those choices based on the property, the local market, and the likely financial return.
Helping Buyers Find the Right South Jersey Home
I also work with homebuyers throughout South Jersey, including first time buyers, move up buyers, families relocating into the area, and buyers moving from Philadelphia, North Jersey, New York, and other states.
Buying a house involves much more than finding a property online. I help buyers understand neighborhoods, taxes, market values, inspections, financing considerations, resale potential, and how aggressively they may need to negotiate.
My goal is not simply to help someone buy a house. It is to help them make a smart real estate decision.
A Local Realtor Who Knows South Jersey
My primary real estate markets include: Cherry Hill, Marlton and Evesham Township, Mount Laurel, Voorhees, Pennsauken, and Maple Shade. I also serve buyers and sellers throughout Camden County, Burlington County, and Gloucester County.
After 31 years in South Jersey real estate, I have worked in many different communities, neighborhoods, price ranges, and market conditions. That local experience helps me recognize important differences between towns that may not be obvious from an online search.
Taxes, housing styles, neighborhoods, transportation, buyer demand, school districts, amenities, and resale patterns can vary considerably from one South Jersey community to another.
Real Estate Investor Perspective
I am also a real estate investor, which gives me another perspective when evaluating properties. I understand that sometimes the right decision is not about making a house perfect. It is about understanding the numbers.
That can be particularly helpful when working with investors, landlords, estate properties, homes needing repairs, and sellers deciding whether they should renovate before selling or sell the property in its current condition.
Communication Matters
One of the things I believe strongly about real estate is that clients should not have to wonder what is happening with their transaction.
I believe in communicating. I answer my phone. I return texts and emails. I keep my clients updated. And when a problem comes up, I work on finding a solution.
Real estate transactions can become complicated very quickly. Having an experienced agent who stays involved from beginning to end can make an enormous difference.
A Strong Negotiator for Buyers and Sellers
Negotiation is one of my favorite parts of real estate.
For sellers, that means looking beyond the highest price and evaluating the overall strength and terms of an offer. For buyers, it means understanding where there may be opportunities to improve price, inspections, closing terms, credits, or other conditions.
My approach is professional and fair, but my responsibility is always to represent my client's interests and work toward the best possible outcome.
Why Clients Work With Me
Many of my clients come from past customers, repeat customers, referrals, and people who find me while researching South Jersey real estate online.
Some clients work with me once. Others call me years later when they are ready for their next move. I have helped first time buyers purchase their first homes and then helped those same families sell years later when it was time for the next chapter.
Those long term relationships are one of the parts of my career I value most.
