If you are considering buying a home in Barrington, NJ, or wondering what your Barrington home may be worth, this small Camden County borough deserves a closer look.

Barrington offers something many South Jersey buyers are searching for: an established neighborhood feel, convenient access to Philadelphia, local businesses and community amenities, all without automatically stepping into some of the higher price ranges found in neighboring towns such as Haddonfield.

After 31 years in South Jersey real estate, I see Barrington as a community where buyers can get a lot of location for their money.

The borough sits near Haddon Heights, Haddonfield, Bellmawr, Runnemede, Magnolia and Lawnside, with convenient access to major highways and nearby PATCO stations.

So what is it actually like to live in Barrington, and what should buyers and sellers know about the Barrington NJ real estate market?

Let’s take a closer look.

Barrington NJ Real Estate at a Glance

Barrington is an established South Jersey community where you will find a mix of older Cape Cods, ranchers, bungalows and traditional two-story homes.

Unlike some newer suburban communities, Barrington is not dominated by large planned subdivisions. Its neighborhoods developed over many decades, which gives different streets and sections of town their own character.

Much of the borough’s housing stock dates to the early and mid-1900s, with a particularly large concentration of homes built during the 1940s and 1950s.

That older housing stock is part of Barrington’s charm, but it also means that condition, maintenance and updates can have a major impact on value.

Barrington NJ Real Estate Market

Recent Bright MLS statistics covering Barrington residential sales from July 1, 2025 through July 31, 2026 provide a helpful look at the local market.

During that reporting period:

  • 83 homes sold

  • Average list price: $398,208

  • Average closed price: $405,045

  • Median list price: $369,900

  • Median closed price: $375,000

  • Average days on market: 22 days

  • Median days on market: 14 days

  • Average sale price: approximately 102.19% of asking price

For me, one of the most important numbers is the 14-day median market time.

That tells us that well-prepared Barrington homes that are positioned correctly can still attract buyers quickly. The average sale-to-list ratio above 100% also shows that some buyers are willing to compete for the right property.

Of course, that does not mean every Barrington home will sell in two weeks or above asking price. Pricing, condition, location, updates and competition all matter.

How Much Do Homes Cost in Barrington, NJ?

For many buyers, detached homes in Barrington fall within the $300,000s and $400,000s, although prices can vary significantly depending on the home.

Recent sales have ranged from homes in the $200,000s and lower $300,000s to updated properties in the upper $300,000s and $400,000s.

There are also higher-priced properties. For example, a newly constructed home at 300 Austin Avenue sold for $575,000.

That range is exactly why I would never tell a homeowner that there is one number that represents the value of the “average Barrington house.”

A two-bedroom home that needs significant updating, an improved Cape Cod and a fully renovated four-bedroom property may all be located within the same borough, but they can have very different market values.

If you are wondering what your Barrington NJ home is worth, the most useful comparison is not simply the townwide average. It is the homes that are truly competing with yours.

Barrington Neighborhoods and Housing

Barrington is less of a large subdivision community and more of an established borough made up of different residential sections.

The historic center includes streets such as Reading Avenue, Austin Avenue, Albany Avenue and Haines Avenue, along with neighborhoods surrounding Clements Bridge Road.

The borough’s history also references areas including the Acre Tract, Tavistock area and Nassau Court. Stoneybrook is another established neighborhood near Lost World Park.

The type and age of homes can vary depending on the section.

You will find homes dating back to the early 1900s and 1920s, along with many properties built during the 1940s and 1950s.

Cape Cods, ranchers, bungalows and traditional two-story homes are common.

New construction exists, but it is considerably less common than in many newer suburban communities.

Buying an Older Home in Barrington

The median home sold during the recent Bright MLS reporting period was built in 1950, which puts the typical property age at approximately 76 years.

That is not necessarily a negative. Older homes can offer character, established neighborhoods and features buyers appreciate.

However, I always recommend looking carefully at the major systems.

Buyers frequently ask about:

  • Roof age

  • HVAC systems

  • Windows

  • Electrical service

  • Plumbing

  • Sewer lines

  • Water service lines

  • Basement condition

  • Foundation

  • Major renovations or improvements

Barrington has also been working with New Jersey American Water on lead service line replacements, so sellers of older homes may want to determine the status of their water service line before listing.

Having accurate information available can help answer buyer questions and prevent unnecessary surprises during the transaction.

What Barrington Sellers Should Know

If you own a home in Barrington, you do not necessarily need to complete a major renovation before selling.

In many cases, smaller improvements can make a meaningful difference.

I often recommend sellers focus first on items such as:

  • Deep cleaning

  • Decluttering

  • Fresh paint

  • Landscaping

  • Minor repairs

  • Deferred maintenance

  • Improving curb appeal

  • Professional presentation and photography

A full kitchen or bathroom renovation is not always the improvement that produces the best return.

The goal is to understand what buyers in your price range expect and how your home compares with the properties they will see before and after yours.

That is also why pricing matters so much.

Some Barrington homes in the recent MLS data sold in less than a week and above asking price, while others remained on the market considerably longer.

There is no single strategy that works for every home.

Commuting From Barrington to Philadelphia

One of Barrington’s biggest advantages is its location.

Philadelphia is approximately 10 miles away, although actual travel time depends heavily on traffic.

For drivers, the Walt Whitman Bridge is generally one of the most convenient routes into Philadelphia, with the Ben Franklin Bridge also accessible.

Barrington also provides convenient highway access.

The New Jersey Turnpike passes through the borough, with Exit 3 nearby in Bellmawr and Runnemede. Interstate 295 also passes through Barrington, with Exit 29 providing access to Routes 30 and 41.

For buyers commuting throughout South Jersey or into Philadelphia, that accessibility can be a major selling point.

Is There a PATCO Station in Barrington?

Barrington does not have its own PATCO station.

The nearby Haddonfield and Woodcrest PATCO stations provide direct rail service into Center City Philadelphia.

For someone who works in Philadelphia but does not want to drive into the city every day, having PATCO nearby can make Barrington especially appealing.

The NJ TRANSIT River LINE does not run through Barrington. The closest major River LINE connection is at the Walter Rand Transportation Center in Camden, where passengers can connect between the River LINE and PATCO.

For most Barrington residents commuting into Philadelphia by rail, PATCO is generally the more practical option.

Parks and Outdoor Recreation in Barrington

Although Barrington covers only about 1.6 square miles, the borough offers several local parks and recreation areas.

Wish Upon a Star Park

Located on Reading Avenue, Wish Upon a Star Park is one of Barrington’s primary recreation areas.

Amenities include an accessible playground, basketball courts, a pavilion and adjoining softball fields.

Lost World Park

Located in the Stoneybrook neighborhood, Lost World Park includes a playground, pavilion, dog park and basketball courts.

The playground was renovated in 2025.

Barrington also maintains additional recreation spaces including a Tot Lot, Little League fields and Deere Field for soccer and baseball.

Walking Routes

One feature buyers may not expect is Barrington’s network of 13 marked walking routes throughout town.

For people who enjoy getting outside without having to drive somewhere first, that is a nice community feature.

Clements Bridge Road: Barrington’s Main Street

One of the changes I have enjoyed watching in Barrington is the continued development of Clements Bridge Road.

The borough has invested in streetscape improvements and economic development along the corridor, and today it has become home to a growing collection of independent businesses.

One of the best-known destinations is Tonewood Brewing - Barrington at 50 Clements Bridge Road, with its large taproom and brewing facility.

Nearby, residents can also find businesses such as Berrí Caffeinated for coffee, smoothies and açaí bowls, Little Coco Fun + Foods, and The Garnet Grill.

These types of local businesses give Barrington something buyers increasingly appreciate: places within their own community where they can grab coffee, meet a friend, eat locally or spend part of the weekend without heading to a large shopping center.

Barrington also hosts its annual Harvest Festival along Clements Bridge Road.

The 2026 festival is scheduled for October 10 and is expected to include more than 100 craft, food and product vendors, live entertainment and family activities.

Barrington NJ Schools

Barrington has its own local school district for younger students.

Avon Elementary School and Woodland Middle School serve Barrington students locally.

Students in grades 9 through 12 attend Haddon Heights High School through the district’s sending arrangement.

School boundaries, enrollment requirements and programs can change, so buyers should always verify current information directly with the appropriate school district before purchasing a home.

Is Barrington, NJ Walkable?

Like many suburban communities, the answer depends on where you live within the borough.

Homes closer to Clements Bridge Road can offer especially convenient access to local restaurants, cafés, community businesses and events.

Other parts of Barrington may feel more residential and car-dependent.

The town’s parks and marked walking routes also give residents opportunities to walk recreationally within the community.

What Buyers Ask Me About Barrington

Is Barrington more affordable than Haddonfield?

Barrington can offer buyers access to a similar general area of Camden County while typically providing housing at lower price points than neighboring Haddonfield.

The exact comparison depends on the home, neighborhood and current inventory.

How close is Barrington to Philadelphia?

Barrington is approximately 10 miles from Philadelphia, with convenient access to major highways and bridges.

Does Barrington have a PATCO station?

No. The nearby Haddonfield and Woodcrest stations are generally the most convenient PATCO options.

What types of homes are common in Barrington?

What continues to stand out to me about Barrington is its combination of location, value and community.

Philadelphia and major highways are close by. Haddonfield and Haddon Heights are next door. PATCO is a short drive away. And Clements Bridge Road has developed into a much more interesting local business corridor over the years.

Barrington can also give buyers an opportunity to own an established South Jersey home without automatically moving into some of the higher price ranges found in neighboring communities.

For sellers, recent market statistics are encouraging.

A median market time of 14 days and an average sale price above asking indicate that buyers will compete for the right Barrington home.

But the details matter.

The age of the property, street, lot, size, updates, condition and current competition can all influence value.

That is why Barrington is a market where the right comparable sales matter far more than a generic online estimate.
