Delanco is a small Burlington County waterfront community located on a peninsula between the Delaware River and Rancocas Creek, giving it a character that is very different from many traditional South Jersey suburbs. Buyers exploring Delanco NJ real estate will find historic neighborhoods near Delaware Avenue, Burlington Avenue, Spruce Street, Walnut Street and the riverfront, where homes dating from the late 1800s and early 1900s include Victorians, Colonials, traditional two story homes and other older architectural styles. Mid century sections offer ranchers and Cape Cods, while newer housing includes River’s Edge, Crossings at Delanco Station and the popular Traditions at Newton’s Landing, a 55 plus community of approximately 250 single family homes built from 2001 through 2006 with a clubhouse, outdoor pool, fitness center, tennis, bocce and walking trails. The real estate market reflects that variety. From September 21, 2025 through September 21, 2026, 83 residential properties sold, with a median closed price of approximately $355,500, an average closed price of $372,922 and a median of only 16 days on the market. Homes averaged approximately 100.8 percent of asking price. Sales ranged from older homes needing substantial improvements to newer properties, active adult homes and a riverfront estate that sold for more than $900,000. Buyers commonly ask about flood zones and insurance, river views, HOA fees, 55 plus communities, home age and condition, property taxes, River LINE access and how quickly they can reach major highways. Sellers should understand that Delanco is not one uniform market. Historic homes, waterfront properties, ranchers, townhomes and newer active adult homes require very different comparable sales when establishing value.
One of the biggest reasons someone may want to live in Delanco, New Jersey is its combination of waterfront recreation and regional accessibility. Delanco has its own NJ TRANSIT River LINE station with free parking, connecting residents south toward Camden and north toward Trenton. At Walter Rand Transportation Center in Camden, riders can transfer to the PATCO Speedline for Philadelphia; traveling north to Trenton provides connections to NJ TRANSIT and Amtrak on the Northeast Corridor. That northern location is an advantage for buyers who need access beyond South Jersey. Princeton is approximately 31 miles away, while New York City is about 79 miles by road. Delanco residents can also use the River LINE to Trenton and continue by rail toward Princeton Junction or New York. Route 130 runs along Delanco, and the township reports that Interstate 295 and the New Jersey Turnpike are less than a 15 minute drive away. The Burlington Bristol Bridge is the closest major Delaware River crossing, while the Tacony Palmyra, Betsy Ross and Ben Franklin Bridges provide additional Philadelphia access farther south. Outdoor recreation is a major attraction. Pennington Park includes approximately 140 acres with walking and biking trails, wetlands, playgrounds, a dog park and connections to the Rancocas Greenway, while Historic Waterfront Park, Gateway Park and the West Avenue Nature Trails provide additional outdoor space and river views. Delanco does not currently advertise a township operated municipal swimming pool, although Newton’s Landing has a private outdoor pool for its residents. Local dining along Burlington Avenue includes Pied Out, Vinny’s Pizza, Lou’s Deli and The Ice Cream Bar, with larger supermarkets, restaurants and shopping along nearby Route 130. Delanco Township schools serve students through eighth grade at M. Joan Pearson Elementary and Walnut Street Middle School, with students continuing to Riverside High School. For buyers who want river scenery, parks, transportation, housing variety and easier access north toward Princeton, Trenton and New York while remaining within reach of Philadelphia, Delanco offers a combination that is difficult to find elsewhere in Burlington County.
