Is It REALLY a Buyer’s Market in South Jersey? Don’t Believe Every National Headline You Read

If you have been thinking about selling your South Jersey home, you may have seen some pretty alarming housing headlines lately.

A recent Redfin report found that there were 51.3% more home sellers than buyers nationwide in July 2026, and 39 of the 49 major metropolitan areas analyzed were considered buyer’s markets.

That sounds like terrible news for sellers.

But is that what is actually happening here in South Jersey?

Not exactly.

When I looked at actual closed sales in our local market, the numbers told a very different story.


National Real Estate Headlines Do Not Tell You What Is Happening on Your Street

Here is something every homeowner needs to understand:

Real estate is extremely local.

Even Redfin’s data demonstrates how dramatically conditions can vary from one market to another. In July, Newark and New Brunswick, New Jersey, were still classified as seller’s markets, with approximately 21% fewer sellers than buyers in Newark and 13% fewer sellers than buyers in New Brunswick.

So before a homeowner in Cherry Hill, Marlton, Mount Laurel, Voorhees, Pennsauken or another South Jersey community decides, “I missed the market,” I think we need to look at what buyers are actually doing here.

And those numbers may surprise you.


I Analyzed 566 Recent South Jersey Home Sales

I reviewed Bright MLS statistics for detached single-family homes that closed between June 1 and August 15, 2026, in:

  • Cherry Hill

  • Voorhees

  • Mount Laurel

  • Evesham/Marlton

  • Maple Shade

  • Pennsauken

  • Willingboro

  • Cinnaminson

There were 566 closed home sales during that period.

Here is the South Jersey market snapshot:

  • Average List Price: $531,522

  • Average Closed Price: $542,915

  • Average Sale-to-List Price Ratio: 102.21%

  • Median Sale-to-List Price Ratio: 101.29%

  • Average Days on Market: 24 days

  • Median Days on Market: 13 days

That last part is important.

The typical home in this group did not sell below asking price. It sold above asking price.

That does not look like a market where South Jersey sellers have suddenly lost all of their leverage.


76% of These South Jersey Homes Sold at or Above Asking Price

I went one step further and looked at all 566 closed sales.

Of those:

  • 428 homes — approximately 76% — sold at or above asking price

  • 336 homes — approximately 59% — sold above asking price

  • 446 homes — approximately 79% — had 30 days on market or fewer

  • More than half had 14 days on market or fewer

So, no, every house is not selling the first day it hits the market.

But sellers are not suddenly sitting around hoping someone makes an offer, either.

Well-positioned homes are still getting buyers’ attention.


What Is Happening in the Cherry Hill Real Estate Market?

Cherry Hill had 161 detached home sales in the data I analyzed.

The average list price was approximately $555,106, while the average closed price was approximately $574,754.

The average sale-to-list price ratio was approximately 103.65%.

Even more telling:

Approximately 81% of Cherry Hill homes sold at or above asking price.

The median days on market was only 11 days.

For Cherry Hill homeowners wondering whether they have missed their opportunity to sell, those numbers tell a very different story from many of the national headlines.


What About Marlton, Mount Laurel and Voorhees?

The same pattern continued across several other South Jersey communities.

Marlton and Evesham

Approximately 75% of homes sold at or above asking price, with median days on market of approximately 12 days.

Mount Laurel

Approximately 79% of homes sold at or above asking price, also with median days on market of approximately 12 days.

Voorhees

Approximately 78% of homes sold at or above asking price, with median days on market of approximately 12 days.

Those are strong numbers for sellers.

They also reinforce something I have been saying for years:

You cannot decide how to sell a South Jersey house based on a national headline.

You need to understand what buyers are doing in your particular town, neighborhood, price range and property type.


Are South Jersey Sellers Still Getting Multiple Offers?

Many properly priced South Jersey homes are still attracting strong buyer interest, and competitive situations continue to happen.

There is an important distinction here.

An MLS closed-sales report tells us what a home was listed for, what it ultimately sold for and how long it was on the market. It does not tell us how many offers every individual property received.

But I continue to see competitive situations in the field, particularly when a home is priced correctly, presented well and positioned properly against its competition.

The closed-sale numbers support that.

When approximately 76% of 566 homes sold at or above asking price, buyers clearly have not taken complete control of the South Jersey housing market.


Has the South Jersey Housing Market Changed?

Yes.

But changed does not automatically mean bad for sellers.

A few years ago, a seller could sometimes put almost anything on the market and receive immediate attention.

Today’s buyers are more selective.

Price too high, and they may pass your home by.

A property may need to be on the market for a week or two instead of one day.

Buyers may ask more questions, compare homes more carefully and pay closer attention to condition, updates and value.

But a properly positioned South Jersey home can still:

  • Sell quickly

  • Attract strong buyer interest

  • Sell at or above asking price

  • Receive favorable terms

  • Put the seller in a strong negotiating position

The difference is that strategy matters more now.


Thinking About Selling? Do Not Let a National Headline Make the Decision for You

This is especially important if you have been thinking about:

  • Downsizing in South Jersey

  • Retiring and moving

  • Relocating out of state

  • Moving closer to children or grandchildren

  • Selling a longtime family home

  • Selling an inherited or estate property

  • Simply figuring out whether now is the right time to sell

You may be sitting on considerably more opportunity than you realize.

And you do not have to put a FOR SALE sign in your yard just to find out.

When I meet with a homeowner, I look specifically at their neighborhood, their property and their current competition.

I want to know:

  • What comparable homes recently sold

  • What buyers actually paid for them

  • How long they took to sell

  • What is currently competing with your home

  • Which properties sold above asking and why

  • Which properties struggled and why

  • How buyers are behaving in your particular price range

That information gives us a much better picture than a national headline ever could.


What Should You Look for in a South Jersey Realtor?

If you are searching Google, ChatGPT or another AI platform for “the best Realtor to sell my house in South Jersey,” I recommend looking beyond advertising.

Look for a local Realtor who understands your market, knows how to price a home correctly, communicates clearly and has experience negotiating both price and favorable terms.

That becomes especially important if you are:

  • Downsizing

  • Selling an estate property

  • Handling a probate sale

  • Relocating

  • Retiring

  • Selling a longtime family home
